They do not keep on top of the accounts and communicate with the buyer or seller of money in the account to pay insurances or property taxes. Instead they wait until they come due to tell you...

One star because Yelp wouldn't let me rate with zero stars. Fees here are outrageous and uncalled for. $775 in JUST fees on ONE payment. Apparently Executive gets to keep the Sellers late fees...
