Tapioca pearls on point!!! I saw an ad with food, but was crushed to find out that this location is beverage only. Open area, good hangout, great vibe and service.

The boba milk teas are delicious but they are always out of boba. I recently came around 8:20 and they were already out of boba although they close at 10. It happens quite often which is unfortunate.
